Fire Compartmentation Case Study: £130,000 Saved with Proportionate Works

Clear Safety specialises in providing the competent link between generalised Fire Safety findings from Fire Risk Assessment and Inspection regimes and contractor works. Too often, contractors receive general instructions to attend sites and complete remedial works too areas where there can be considerable interpretation involved, and often more works are completed than are needed.

This part of our service results in significant savings in contractor expenditure, directing remedial works at only the individual items that require works, whilst utilising our system and accreditations, to evidence that identified risks can be considered ‘resolved’.

Overview

An FRA highlighted insufficient fire compartmentation in a terrace of four 3-storey blocks of flats. Having received a quotation for the works, our client asked Clear Safety to undertake a site inspection/ratification of works and associated costs.

During our inspection, we ascertained that although we agreed that compartmentation works were required, we questioned the specification and amount of works required to achieve this.

We requested a joint visit with the named contractor and agreed on a specification for the provision of compartmentation in the communal loft space which also required several fire doors for access by contractors undertaking works, such as electrical, aerials, other associated block works, in the future.

We highlighted that the original specification and costs had added many more fire doors than was ultimately deemed necessary, and there were also inaccuracies with lengths and amounts of firestopping required due to the complexity of the work.

This intervention and our subsequent inspections and report ultimately saved our client 43K per block over 3 blocks, and an overall saving of nearly 130K. Most importantly, this was achieved while still ensuring full compliance with fire safety guidance in this ‘stay put’ block.
